What to know
The SEAI public register only serves homes that have already been assessed, so it can’t answer the pre-assessment question — “where do I stand, and what should I fix first?” That’s the gap this estimator fills. It is an indication, not a certificate: only a certified DEAP assessment by a registered BER assessor gives the official rating you need for a sale, a rental, a grant or a green mortgage rate.
The more useful half is the biggest-upgrade finder. Rather than a generic list, it points to the one change that shifts your band furthest — often insulation or a heating upgrade — and routes you to the matching grant checker. When a heat pump is the top mover, it adds the honest fabric-first caveat so you don’t skip the step that makes it work.
